Congregate housing and chickens on Zoning Board agenda this week

The Zoning Board will meet on Thursday, May 11ย at 6 p.m. If you cannot make the meeting in person, it will be broadcast live on Manchester Public Television, Channel 22. The agenda is available on-line. The following cases will be presented:

ZBA2022-161: 235-237 Harvard Street, Urban Multifamily Zoning District, Ward 7 ย (tabled from Feb 9 hearing)

Applicant proposes to construct egress stairs in the rear yard with a 2.4โ€™ rear yard setback where 20โ€™ is required, with lot coverage of 91% where 75% is allowed and maintain driveway width of 27โ€™ where 24โ€™ is allowed and seeks a variance from sections 6.03(B) Rear Yard Setback, 6.04 Lot Coverage and 10.08(C) Driveway Width.

Applicants propose to enclose an existing 14โ€™ x 18โ€™ deck constructed with a 3โ€™ rear yard setback with relief granted by variance case ZO-77-2014, where a 20โ€™ rear yard setback is required resulting in increased floor area ratio of 0.54 where 0.5 is allowed and seek a variance from sections 6.03(B) Rear Yard Setback and 6.06 Floor Area Ratio.

PLANNING BOARD PUBLIC HEARING

The Planning Board met on Wednesday, May 3ย at 6 p.m. and the following cases were heard. If you were not able to make the meeting, it is available to watch on-demand on Manchester Public Television.

S2023-002: Properties located between Karatzas Avenue and Linda Lane: After much discussion, this case has been continued to June 1. Applicant has been asked to explore additional options around the extension of Linda Lane or potentially adding an emergency gate to mitigate traffic.

The following cases will be discussed and decided during the next business meeting on May 18.
