PLANNING BOARD PUBLIC HEARING

PDSP2025-007: 220 Londonderry Turnpike, General Business District, Ward 6

Continued from November 6, 2025. Applicant has submitted a planned development application for a medical center, including emergency services, and a medical office building.


PDSP2025-008: Mammoth Road (Tax Map 505, Lot 19A), Residential One Family High Density District, Ward 7

Continued from November 6, 2025. Applicant has submitted a planned development and site plan application for a five building, 30-unit townhouse style development, with associated site improvements.


SP2024-019 Extension Request: 1279 South Willow Street, General Business District, Ward 9

Applicant has submitted a one-year extension request for a site plan application for the redevelopment of three lots into a single lot of record for a proposed 63,175 sq. ft. Charitable Gaming Facility with the associated site improvements.


S2025-014: 95 Wells Street & 90 – 100 Dawson Avenue, Residential One Family Medium Density District, Ward 6

Applicant has submitted a subdivision application for a Lot Line Adjustment that would adjust the lot lines between the above-noted lots such that Parcel A of 133 s.f. is taken from Tax Map 494, Lot 4A and added to Tax Map 730, Lot 37.


CU2025-030: 139 Central Street, Urban Multifamily District, Ward 3

Applicant has submitted a conditional use permit application to not provide a loading space on-site for a multifamily building containing 13 dwelling units.

SP2025-023: 139 Central Street, Urban Multifamily District, Ward 3

Applicant has submitted a site plan application for the conversion of first floor office space into five new residential dwelling units in an existing mixed-use building with offices and eight existing dwelling units on the upper floors.


SP2025-026: Wellington Hill Road (Tax Map 645, Lot 041), Residential One Family High Density District, Ward 2

Applicant has submitted a site plan application for a 5-unit, two-story townhouse w/ basements, on a former city owned vacant parcel. Site improvements include a new public sidewalk and curbing, onsite parking and landscaping.


SP2025-027: 516 Elm Street, Central Business District, Ward 3

Applicant has submitted a site plan application for the razing of the former Murphyโ€™s diner, for a proposed 6-story, mixed-use building. The building includes 7,875 sq. ft. of first floor commercial space, 39 residential units on floors 2-6, and at least 19 sub-surface parking spaces.


SP2025-028: 907 Second Street, General Business District & Residential One Family High Density District, Ward 10

Applicant has submitted a site plan application for the razing of an existing McDonald’s with one drive-thru, to be replaced by a smaller footprint McDonald’s with two drive-thru aisles.
