June 4 Planning Board: Bodwell Road subdivision, Revo Casino rebuild + more


PLANNING BOARD PUBLIC HEARING

The Planning Board will meet on Thursday, June 4 at 6 p.m. and the following applications will be heard. If you cannot make the meeting in person, it will be broadcast live on Manchester Public Television, Channel 22. The agenda is available online.


S2026-010 Design Review: Bodwell Road (Tax Map 888 Lot 10), Residential One Family Medium Density District, Ward 6

Applicant has submitted a design review application for the development of a cluster subdivision of 44 proposed single-family lots and a remaining parcel that will be maintained as common open space amongst the homeowners of the proposed lots.


S2026-009: Smyth Road (Tax Map 587, Lots 12, 12-1, & 12-2), Residential One Family High Density District, Ward 2

Applicant has submitted a subdivision application for three lots of record where Lot 12 will have 12,039 SF; where Lot 12-1 will have 7,652 SF; and where Lot 12-2 will have 9,343 SF.


SP2026-009: 285 Manchester Street, General Mixed Use District, Ward 4

Applicant has submitted a site plan application for the conversion of a funeral home into a 9-dwelling unit building.


SP2025-027 Amendment: 516 Elm Street, Central Business District*, Ward 3

(*Originally reviewed under the old zoning ordinance.) Applicant has submitted an amendment to a previously approved site plan application for the razing of the former Murphyโ€™s diner for a proposed 6-story mixed-use building. The building includes 7,875 SF of first floor commercial space, and 19 sub-surface parking spaces. The amendment increases the previously approved 39 residential units on floors 2-6, to the original variance density approval of 50 units.


SP2026-008: 2060 Brown Avenue, Industrial Zoning District, Ward 8

Applicant has submitted a site plan application for the addition of automotive sales to the existing Quirk warehouse and service center.

CU2026-003: 2060 Brown Avenue, Industrial Zoning District, Ward 8

Applicant has submitted a conditional use permit for Vehicle Rental or Sales.

CU2026-006: 2060 Brown Avenue, Industrial Zoning District, Ward 8

Applicant has submitted a conditional use permit for a reduction in on-site parking where 256 parking spaces are required, and 139 parking spaces and 62 display spaces are proposed.


SP2026-010: 1279 South Willow Street, 55 John E. Devine Drive, 115 John E. Devine Drive, 970 Gold Street, and 1050 Gold Street, Regional Business Corridor District, Ward 9

Applicant has submitted a new site plan application for the redevelopment of five lots (formerly three lots) into a single lot of record for a proposed 73,240 SF (formerly 63,175 SF) Charitable Gaming Facility with 1,086 parking spaces (formerly 562) and the associated site improvements.

CU2026-004: 1279 South Willow Street, 55 John E. Devine Drive, 115 John E. Devine Drive, 970 Gold Street, and 1050 Gold Street, Regional Business Corridor District, Ward 9

Applicant has submitted a conditional use permit for a reduction in required parking due to the phasing of construction. The applicant seeks to keep the existing facility until the new facility is granted occupancy, at such time the existing facility is to be razed and the remainder of the parking field would be completed.

S2026-011: 1265 South Willow Street and 55 John E. Devine Drive, Regional Business Corridor District, Ward 9

Applicant has submitted a subdivision application to adjust the abutting lot lines located between Lots 6 and 7B, where Lot 7B is to allocate 11,683 SF in area to Lot 6, resulting in a new total lot area of 41,659 SF for Lot 6.

SP2026-011: 1265 South Willow Street, Regional Business Corridor District, Ward 9

Applicant has submitted a site plan application to raze a former fueling station and construct a new fueling station with a convenience store, drive-through restaurant, and a new fueling canopy providing five double-sided fuel pumps and one kerosene pump, with associated site improvements.

CU2026-005: 1265 South Willow Street, Regional Business Corridor District, Ward 9

Applicant has submitted a conditional use permit application to reduce on-site parking from the 19 spaces as required to 14 spaces provided.
